Alterra Property Group specializes in real estate — but works for its community

On the surface, Alterra Property Group looks like a typical real estate investment organization. But deep down, the community it serves is fuel for everything they do.

The Philadelphia-based development and management company focuses on residential/mixed-use development (APG Living) and industrial outdoor storage (IOS). But they also have a long-standing history of giving back to the city.

“Since 2005, Alterra has been vertically integrated, acquiring, designing, executing, and managing mixed-use and residential properties, totaling over 3,500 residential units and $4 billion in real estate investments,” says Leo Addimando, a Managing Partner and Co-Founder of APG.

“Since 2013, Alterra has [also] contributed over $600,000 to capital projects at public schools throughout the Greater Philadelphia MSA, including large playground and other projects at the Jackson School, E.M. Stanton School, Alain Locke School, Francis McCall School, Chester Arthur School, The Anderson School, and the Penn Alexander School.”

On the business side of the organization, Alterra has a team of professionals that handle acquisitions, entitlement, project/construction management, asset and property management, leasing, accounting, and investor reporting.

“The industrial real estate platform, APG IOS, specializes in providing solutions for heavy industrial and outdoor storage needs across 30 states, managing 200+ properties with a transaction volume exceeding $2.5 billion,” explains Addimando.

With the more charitable side of their programming however, Alterra wears a few different hats.

“Community engagement helps build cohesive communities, improve outcomes, and promotes equality of opportunity. We have and will continue to partner with organizations like Howie’s House Gift of Life. Annually, APG employees bake goods on-site for those individuals that the organization provides temporary living and support to and who travel to Philadelphia to receive transplant care,” he continues.

APG also partners with Love Park annually to clean the grounds, remove trash, and plant flowers in the community they operate in (South Philadelphia, where their corporate headquarters are located.) This year, APG also created a company-wide Volunteer Day for all employees to clean the communities surrounding the properties they own and/or manage.

“This year was [also] the first year we partnered with CHOP (Children’s Hospital of Philadelphia) and the Helping Hands initiative, helping other volunteers across the city to assemble activity kits for the children, pack bags with essential supplies for low-income families, and gather hygiene kits for the Homeless Health Initiative,” says Addimando. “We are committed to giving back and helping in any way we can.”

Alterra Property Group also tries to help foster growth from within. The company created a mentorship program in 2021 for all employees with the goal of matching senior-level staff with less seasoned individuals.

“The program has been very successful, yielding promotions for some of its participants,” he continues. “We believe if newly recruited talent feels supported in their first year of employment, they will integrate smoothly into our culture and ensure success and minimize turnover.”
