Federal Donuts’ new location takes the brand to new heights

Sweet and savory meets donuts and chicken at one of Philly’s hottest chains, Federal Donuts, and the brand from the Cook N Solo restaurant group is expanding even more in the City of Brotherly Love. The fast-casual donut shop will occupy 1,500+ square feet on the ground floor of The Terrace which is opening soon, and this new location will hold the most seating of any Federal Donuts location—spanning 30 seats on the inside and 25 outside, including an expansive raised outdoor patio.

Pearl Properties recently announced its opening of The Terrace on 18th starting this June at the Hilton Embassy Suites Hotel’s former site. This unique building and location fittingly features the historic 1776 Benjamin Franklin Parkway address, something that is as quintessential Philly as a cheesesteak. Pearl, the Center City-based real estate investment and development firm, known for several apartment projects such as The Harper, The Beacon, The Sansom and The Granary, is converting the former hotel into 288 distinctive one-bedroom suite residences with spectacular views, private balconies, functional floor plans, brand new kitchens, on-site valet parking, 24/7 front door concierge service and a 12,500 square foot amenity package.

And later this summer, Federal Donuts will be calling the space home.

“Federal Donuts celebrates a big milestone with plans for our tenth location,” said CEO and co-owner Tom Henneman in a statement. “Federal Donuts Parkway will be a very important location for the company. The Parkway is an entry point to Philadelphia for many people, and Federal Donuts was born and bred in Philly. Having the opportunity to be a part of activating the street life in this area will hopefully continue to contribute to the crucial role that Philadelphia plays in the story of our company and vice versa.”

Right now, Federal Donuts is under construction and is set to open in August or September with a new look and interior aesthetic working with Boxwood Architecture & Design, but all of the local favorites will still be on the menu. According to the release, the dining area incorporates a high top and tables while also including the standard school desk-style individual seats. Architectural features include elements seen in other locations: rustic “chicken coop” style cladding, Maple and Walnut striped countertop with curves connecting multiple surfaces to emulate the movement of the “chicken run,” and classic red, white, and blue accent paint – along with the ever-present gold painted ceiling.

“The Terrace on 18th is perfectly located in the center of the iconic Benjamin Franklin Parkway, a short walk from Philadelphia’s most renowned museums and attractions and in the heart of both the business and shopping districts,” said Pearl Properties Principal Reed Slogoff in a statement. “Federal Donuts is an ideal occupant for the corner of 18th and Cherry streets. Featuring outdoor seating, Federal Donuts will be the perfect stop for neighborhood residents, local office workers and tourists alike, activating the corner like it hasn’t been before. We look forward to working with Federal Donuts as we create something truly special for those living their best Philadelphia life.”

The new menu, which was released in the beginning of 2021, will include the classics, which feature the Old Fashioned Glazed (milk glaze over classic spiced cake); Dark Chocolate Glazed (dark chocolate milk glaze over classic spiced cake); and Chocolate Old Fashioned (milk glaze over chocolate spiced cake). The classics join the shop’s signature line-up of hot-fresh donuts and selection of six Fancy Donuts, which rotate regularly. On the beverage side, Philadelphians can also look for an enhanced program, that includes espresso drinks, cold brew on draft, and their signature Donut Latte.
