Developer Eric Fox’s new Fishtown townhouses have been on the market two weeks, and two are already under negotiation.

“There’s not one specific thing that’s the biggest selling point, it’s a list,” Fox says about attracting buyers. “The modern design, the ability to get a new-construction house, with parking, one block from mass transportation, in a burgeoning neighborhood — all of those add up.”

The project is Norris Point, 10 townhouses at Trenton Avenue and Norris Street. Two of the homes face Trenton; the others front Norris. “We’re not very imaginative in coming up with names,” says Fox, who also built The Nine, nine townhomes a short walk from Norris Point.

Fox spent a few years living in Fishtown and says he likes the neighborhood’s “high energy level.”

“There’s development on all fronts — new residential, new retail geared toward the new residents. And it’s really become the new artists’ neighborhood,” he says.

Norris Point is designed by ISA, the Kensington-based architects behind The Nine and other ultra-modern residences in the area.

The homes are 2,000 square feet with three bedrooms and 2.5 baths, plus high-end construction staples like granite countertops and bamboo floors. Buyers also get roof decks, back patios and parking.

The first four should be ready for occupancy by the end of this summer. Pricing starts around $370,000.

“The houses we’re delivering — you can’t find closer to Center City at that price point,” Fox says.

Also in the ‘hood

Those looking for something already built in Fishtown can check out The Nine on Tulip Street. It was finished earlier this month, and there’s still one up for grabs. The three-story townhomes comes with green perks like Energy Star appliances and a rainwater recycling system, plus parking and private yards.
