New independent living facility, Oasis Manor, opens in northeast Philadelphia

The newest offering for independent senior living in northeast Philadelphia recently opened, offering those aged 62 and over a beautiful option for a new place to call home. 

Late in the summer of 2025, Oasis Manor opened its doors to area seniors. Located at 7040 Oxford Ave. in Philadelphia, the building itself isn’t new to senior housing. It had evolved over time and ended up operating for many years as an assisted living facility. The building’s new owners, though, saw a need for something different in the market, and took the complex in an entirely new direction. 

Through private financing, the owners brought market rate apartment living to northeastern Philadelphia.

Many other independent living facilities that have opened recently are all heavily subsidized. That’s not the case at Oasis Manor, but that doesn’t mean the units aren’t affordable. 

Studios start at about $900 per month at Oasis Manor, with one bedroom and two bedroom apartments also available.

Owners said that by privately financing the project themselves, they are able to offer a great product at an affordable price point. There are no move-in fees, either. 

Amenities

The building’s history as an assisted living facility means that there are a number of shared spaces through the complex, all of which were retained during the renovations. Those communal spaces will allow for unique programming opportunities, which will be coming soon.

Some other great amenities of note include the following:

• There are no stairs in any of the units. There are three elevators serving those on the upper floors.
• The spaces are designed for seniors to age in place. There are ramps throughout the complex, hallways are extra wide and there are handrails through the hallways. 
• Most of the rooms have roll-in showers, and bathrooms have grab bars around the toilets and showers, plus benches in the showers.
• Kitchens are all newly renovated with new appliances.
• Many units have outdoor balconies or patios.
• Oasis Manor is situated on a three-acre piece of property, giving residents plenty of green space. This allows for the apartments to provide a sense of peace without giving up the convenience of walkable amenities nearby, including an ACME Market that is just a half mile down the road and a ShopRite that is less than a mile away. Healthcare facilities are nearby, too.

Current renters

The operators of Oasis Manor are typically seeing their renters fall into one of four segments. 

First, there are retired couples who are privately paying their own way through retirement using their pension, Social Security and/or savings. 

The next group of common renters are those who are looking to just downsize and move into a complex that is senior-friendly.

The third segment are renters who are being helped through retirement by their adult children, and the fourth segment are those with housing vouchers, which are accepted at Oasis Manor.
